Business Security in New Westminster

Business Security in New Westminster

The default purchase is a twelve-hour overnight guard. For most New Westminster properties that buys eight hours to cover two.

New Westminster packs a lot of different security problems into a small area: a historic retail high street, riverside commercial and light industrial, a dense and growing strata tower stock, and a transit spine that moves people through all of it at every hour.

This guide covers what each of those needs, when they actually need it, and what to ask a provider covering the city.

The chart matters because the default purchase is a twelve-hour overnight guard, and for most of these property types that is buying eight hours of presence to cover two or three hours of real exposure.

Only the vacant unit genuinely warrants all-night attention, and even that is usually better served by randomized patrol than a static post.

The four property types

Retail on and around the high street. Exposure is split: shrink during trading hours, entry attempts and doorway sheltering after close. The answer is rarely a guard all evening. It is usually targeted coverage of the closing period plus patrol passes overnight. Our retail loss prevention guide covers the in-store side.

Riverside commercial and light industrial. Buildings holding stock, empty for two-thirds of the day, with vehicle access and loading bays. Classic mobile patrol territory: randomized passes, gate and door checks, documented attendance.

Strata and residential towers. New Westminster has built a lot of density, and the recurring issues are the predictable ones: parkade access, tailgating at the lobby door, bike and storage-locker theft. Our strata security guide covers the council-level view, and concierge versus front-desk staff covers the staffing decision.

Vacant and transitional units. Between tenants, mid-renovation, or awaiting redevelopment. These attract the most sustained attention and are where insurers most often attach conditions.

The transit factor

It is worth naming directly, because it shapes what works in New Westminster in a way it does not in a suburban business park.

A property near a SkyTrain station has far more foot traffic at far more hours than its own business hours. That cuts both ways: more passive observation in the evening, but also more people moving past a doorway at 2am.

What it means practically:

  • Entrances and alcoves matter more than perimeters. The exposure is people on foot, not vehicles.
  • Lighting and sightlines do a lot of work. A recessed doorway with a dead bulb is the single most common finding on a site assessment here.
  • Closing time is a real risk window, particularly for retail and food premises handling cash.
  • A guard who is visibly present at the right ninety minutes often achieves more than one present for twelve hours at the wrong ones.

What coverage costs

Licensed guard coverage through a properly insured BC company generally starts around $28 per hour and runs into the $40s depending on service, hours and notice, with a four-hour minimum shift standard. Our cost guide breaks it down.

For New Westminster specifically:

  • Metro Vancouver availability is deeper than the Island or the Interior, so short-notice coverage is more achievable.
  • Patrol is usually better value than static for anything empty overnight.
  • A hybrid shape fits most of these properties: staffed across the exposure window, patrolled either side.

Be wary of quotes well under the market. Guards must be licensed and a licensed company must carry insurance, run supervision and pay enough to retain people. Materially cheaper usually means underpaid guards who churn, thin insurance, or subcontracting to a firm you never vetted. Our guide to choosing a security company in Vancouver covers the vetting, and it applies across Metro Vancouver.

What to verify

  • A security business licence number for the company
  • Individual worker licences for every guard assigned to your site
  • General liability insurance, with a certificate you can see. Fireball Security carries $2M CAD in comprehensive general liability.
  • WorkSafeBC coverage in good standing
  • Named supervision with a documented site visit schedule
  • GPS-verified attendance records and incident reports with photographs
  • Whether any part of the contract is subcontracted, in writing

Getting it in place

For standard commercial coverage, a few days. For urgent situations, after a break-in, a fire watch requirement, or a unit standing suddenly empty, considerably faster.

To get a quote worth comparing, send property type and size, the hours you want covered, whether it is ongoing or short-term, the specific duties, any insurer conditions, and the reporting you expect. Our guide to hiring security guards in BC covers the full brief.

Frequently asked questions

1. How much does security cost in New Westminster?

Generally from around $28 per hour into the $40s depending on service, hours and notice, with a four-hour minimum shift. Mobile patrol costs less per property because the vehicle is shared across sites.

2. Do I need overnight security for a retail unit?

Usually not all night. Retail exposure concentrates around closing and in the early-evening hours. Targeted coverage of that window plus overnight patrol passes typically costs far less and works better.

3. What is best for a strata building?

Concierge coverage where the lobby is the main vulnerability, patrol coverage for the parkade, or both. The deciding question is whether your front desk should handle an incident or phone someone about it.

4. Can you cover a vacant unit?

Yes, and it is common work. Randomized patrol with documented, GPS-verified attendance is usually the right shape, and it gives you the record insurers increasingly ask for.

5. How quickly can coverage start?

A few days for standard commercial coverage, faster for urgent situations. Call 250-899-6620 and we will tell you honestly what we can staff and when.

6. Are your guards licensed?

Every officer holds a current BC security worker licence and we hold a security business licence, as required under the Security Services Act. Both are verifiable and we are happy to provide them.

7. Do you cover the rest of Metro Vancouver?

Yes, including Vancouver itself. See our locations for the full list of cities we serve.
