Commercial Security in Vancouver

Commercial Security in Vancouver

One question decides everything: is anybody in the building? Occupied and empty need opposite coverage.

Commercial security in Vancouver splits into two very different conversations depending on one question: is anybody in the building?

Occupied buildings are about people. Access, visitors, contractors, the person at the desk, the awkward conversation in the lobby.

Empty buildings are about property. Doors, perimeters, documented attendance, and how quickly someone notices.

Most providers quote the same thing for both. Here is how to tell which one you have.

Occupied: the problem is the front door

For an office tower, a professional building or anything with staff and visitors, almost everything turns on the entrance.

Tailgating is constant and no card reader prevents it. Contractors arrive unannounced. Deliveries need somewhere to go. And occasionally someone comes in who should not be there, which is a judgement call no system makes.

What works is a staffed point during the hours people are moving, with hardware controlling the restricted areas behind it. Our access control comparison sets out which half does what.

The officer at that desk is doing more service than security most days, which is why the hire matters. Our concierge security guide covers the difference between a receptionist and a licensed officer.

Empty: the problem is time

For a warehouse, a closed unit or a building between tenants, nobody is there to protect. You are buying deterrence and a record.

Randomised mobile patrol does both at a fraction of staffing cost. Several logged visits a night at varied hours, with photographs and GPS-verified time stamps.

That log is the part people undervalue. If a claim or a police report follows, it is the evidence that your premises were attended and what condition they were in.

Vancouver-specific pressures

A few things shape commercial security here more than elsewhere in BC.

Density means foot traffic at all hours. A downtown doorway has people passing it at 3am. That cuts both ways: more passive observation, but also more opportunity.

Alcoves and recessed entrances are the recurring finding on downtown site assessments. Sheltering in doorways is a reality, and the usual answer is lighting and design rather than staffing.

Loading bays and back lanes carry more risk than frontages. Lanes are quiet, unobserved, and how most stock leaves.

Mixed-use complicates everything. Retail at grade, offices above, residential on top, one parkade underneath, and four different parties with opinions about who pays for security.

What coverage usually costs

Standing guard work in BC generally starts around $28 per hour, with concierge at the lower end and complex or short-notice work higher. Four hours is the standard minimum shift. Patrol is priced per visit or per month and comes out far cheaper per property.

Metro Vancouver has deeper availability than the Island or the Interior, so short-notice coverage is more achievable here than elsewhere in our coverage area.

Our price list has the full ranges, and the cost guide explains what sits behind them.

The hybrid most buildings should be buying

Very few commercial properties need the same coverage all day.

The common pattern that actually fits: a staffed presence through the hours people are in the building, and randomised patrol across the hours they are not.

That costs considerably less than continuous staffing and works better, because the officer is there when there are people to deal with, and the patrol covers the window when there are not.

Almost nobody is offered this unless they ask. One continuous post is simpler to quote and larger to invoice.

Before you choose a provider

The checks are the same as anywhere, and they are quick.

Security business licence number. Individual worker licences for the officers assigned to you. A liability insurance certificate you have actually seen rather than a figure in an email. Ours is $2M CAD in comprehensive general liability.

Then two questions that tell you most:

Who supervises this site, and how often do they attend in person? Unsupervised officers drift.

Will any part of this contract be subcontracted? In writing.

Our guide to choosing a security company in Vancouver covers the rest, including why a rate well below the market is a warning rather than a saving.
